About roof surveys in N1
Our roof surveys cover N1 and the wider South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it is a house, a flat or a commercial building, the process is the same. When you are ready to book, phone 07833 053749 or drop us an email. We’re often asked to look into lifted, split or missing lead flashings and ridge tiles that have lifted or moved, across chimney stacks, lead flashings and clay and concrete tiles.
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

What’s near Hoxton
Locally, jobs take us to homes and businesses close to Bishopsgate Institute Special Collections and Archives, Shoreditch Park and Stag's Head pub, among other places. Nearby too are Shoreditch Park Primary School (less than half a mile north), Hackney University Technical College (under half a mile south-east), Islington Green School (0.6 miles west) and Church of St Anne with St Columba (under half a mile east). There is a railway station in Hoxton itself: Hoxton station. Well-known places in the area include St Leonard's Hospital (within half a mile east) and Montfichet's Tower (1.6 miles south-west). For a walk, there’s St. James's Park Lake and Barnsbury Wood.
Homes and roofs across N1
From St Pancras, Shoreditch and Hoxton to smaller places, people across N1 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in N1.
Hoxton: If you look after a shop, office or commercial unit, for instance near Hackney Walk, a roof report helps plan work around trading rather than after a leak. The streets around a church such as Church of St Anne with St Columba are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before and after the survey
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Gather any paperwork for past roof work
- Include dormers, porches and garages when booking
- Keep a record of damp patches and dates
- Tell us about any leaks or stains you’ve seen
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
Surveys for landlords and agents in N1
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.
Different roofs, different checks
Natural slate
From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Leave it or get it looked at?
Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention.
What to check before booking
- What exactly goes into their report
- Is there a chance to talk the report through?
- Whether they hold professional indemnity and public liability insurance
- How they’ll see the roof: from ground level, the loft, the roof or by drone
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
N1: your questions answered
Can you tell me how long my roof will last?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
How experienced are you?
Over 20 years and more than 5,000 surveys.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Is N1 in your area?
Yes, we do. N1 is part of the area we cover.
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.
