Common questions in Hoxton

How do I find out if my home in Hoxton is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can you fly a drone over a roof in Hoxton?

Normally it comes down to two things: the airspace at the address and the weather. Hoxton is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

Can I use the report to negotiate on price?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Do you go up on the roof?

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

How long will you be at the property?

It usually takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

How a pre-purchase roof survey works in Hoxton

A full home survey looks at the whole property, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. The two sit side by side. We survey the roof space, lead flashings and valleys and flat-roofed extensions and dormers, and people most often book us about roof slopes that look uneven or sagging and ponding, blisters or splits on a flat roof.

Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Each change adds roof details, such as flat roofs, new flashings and junctions with the original slopes. For a purchase in Hoxton, or for new roofing work there, those junctions deserve a close look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What happens on the day

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In Hoxton, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

Surveys for landlords and agents in Hoxton

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we will plan the visit with that in mind.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Give your solicitor a copy of the report
  • Ask for loft access on the day
  • Watch for stains or fresh paint on ceilings below the roof
  • Ask who repairs the roof under the lease

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, particularly where we’ve found patch repairs.

Keep the loft ventilated. Condensation in a roof space can look like a leak and can damage timbers over time. Avoid packing insulation into the eaves so tightly that air cannot flow.

What a survey costs

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Roof area
  • How many separate roofs there are, like extensions, dormers and garages

Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

Booking your survey

Before you get in touch, it helps to have:

  • Any photos you have, taken from the ground or a window
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • Dates you are working to, such as exchange

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Why act early in Hoxton

A mortgage valuation is not a roof survey. Its job is to check the property’s value for the mortgage, and it won’t look closely at the roof. A roof survey is carried out for the buyer. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Hoxton homes and their roofs

Mansion House, about 1.4 miles south, is one of the historic houses in the wider area around Hoxton. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Hoxton station, a roof report gives you a clear picture before you buy or settle up with a roofer. For an older house near a landmark like Church of St Anne with St Columba, the roof may have had decades of patch repairs, and the survey shows where they are. Hoxton is in London, so parking needs planning: let us know about parking bays, permits or a driveway when booking, as a space near the door can’t be promised.

What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked.

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the loft space, we report what we can see of it.
