How a pre-purchase roof survey works in De Beauvoir Town

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company, with costs often passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. Typical surveys look at old water stains in the roof space and a ridge or slope that dips, on lead flashings and valleys, clay and concrete tiles and natural slate.

London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in De Beauvoir Town might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

How the survey works

Every roof is different; as a rough guide, the survey takes an hour or two at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. In a London area like De Beauvoir Town, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Preparing for the visit

  • Leave a clear route to the loft
  • If you’re buying, check with the agent that we can get in
  • Let us know about parking near the property

FAQs for De Beauvoir Town

Is parking a problem for a survey in De Beauvoir Town?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Is drone flying allowed in De Beauvoir Town?

It depends on the exact address and the weather on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. A small drone can’t fly safely in strong wind or heavy rain.

Do you cover De Beauvoir Town?

Yes. We survey roofs in De Beauvoir Town and the rest of Greater London, as part of our work across London and South East England. For a price, phone 07833 053749 or drop us an email.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

Will you need to get into the loft?

Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. The agent or seller can arrange entry.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Common roof problems in De Beauvoir Town

Viewings rarely include a proper look at the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. New paint on a ceiling can hide old water stains, so a closer look is worth having before you commit.

Most people get in touch when they’ve noticed one of these:

  • Slipped or missing slates and tiles
  • Old water stains in the loft space
  • Patch repairs that may hide an ongoing problem
  • Blocked or leaking gutters

If you let a flat or house near Dalston Junction station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What a good roof survey covers

What a survey costs

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Roof area
  • House, block, shop or office
  • The use of thermal imaging or a drone

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Getting in touch

These details help when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • What’s prompted the survey
  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors

We confirm the price for your roof before booking, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, phone 07833 053749 or email us.

Should I look at the roof myself first?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What we look for on each type of roof

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we will suggest who to ask.

Clay and concrete tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but they weather and can crack.

Pre-purchase roof surveys in De Beauvoir Town: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.
