Hampstead Pre-Purchase Roof Survey
Pre-purchase roof surveys in Hampstead and the rest of Greater London. We survey seven days a week.
- Lead that has worked loose at a wall or chimney
- Slipped or missing slates and tiles
- Sagging ridge lines or uneven roof slopes
Common roof problems in Hampstead
A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
Typical things we’re asked to look at include:
- Slates or tiles that have slipped or gone
- Patch repairs that may hide an ongoing problem
- Signs of past leaks inside the loft
- Blistered or split felt on a flat roof
Controlled parking zones are common in London, so mention any permit rules for Hampstead.
Choosing a roof surveyor
- Will the report include photos?
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- What they won’t be able to tell you
- Whether the loft is part of the inspection
How a pre-purchase roof survey works in Hampstead
Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. All three include a written report with photos and recommendations. If you are worried about a ridge or slope that dips and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on.
Many London homes have been converted into flats, extended at the back or given a loft conversion with a dormer. Every alteration brings new junctions, flashings and flat-roof areas to look at. If you are buying a flat or house in Hampstead, or have just had new roofing work done, those junctions are frequently where problems start. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What affects the price in Hampstead
Several things affect the price of a survey:
- Which survey package you book
- Whether it’s a home or a commercial building
- The size of the roof
- Extensions, dormers and garages with roofs of their own
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Helping us price your survey
What helps most when you contact us:
- Pictures from the garden or a window, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
- The type of building and roof, such as pitched or flat
- The property’s address and postcode
Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or email us.
For landlords and managing agents
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
What we do, step by step
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Surveys in Hampstead can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Getting ready for the survey
- Make sure we can get to the back of the property
- Dig out any old roof reports or invoices
- Have any questions written down, so nothing gets missed

Related advice
Hampstead: your questions answered
Can you fly a drone over a roof in Hampstead?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is parking a problem for a survey in Hampstead?
Normally it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Which days do you carry out surveys?
We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Tell us about it as you book and we will explain what’s needed.
How experienced are you?
We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Do I need a roof survey if I’m having a RICS survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It doesn’t stand in for a RICS survey.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
Local roofs and buyers in Hampstead
About 0.4 miles north lies Fenton House, a reminder of how long the area around Hampstead has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.
Take an older house close to St John-at-Hampstead church: older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Finchley Road & Frognal station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Why get it checked now?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. In Hampstead, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.
