About our pre-purchase roof survey in Greenhill
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about worn or lifted lead flashings and sagging ridge lines or uneven roof slopes, a survey will tell you what’s going on, whatever the roof.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Greenhill might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

For landlords and managing agents
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Signs you need a pre-purchase roof survey in Greenhill
Gutter problems often look minor from the street. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.
Common reasons to book include:
- Patch repairs that may hide an ongoing problem
- Sagging ridge lines or uneven roof slopes
- Loose pots and cracked flaunching
- Old water stains in the roof space
If you own a rental within reach of Hampstead Heath station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What we do, step by step
After the inspection, everything we found is written up as a photo-illustrated written report, sent to you by email. On timing, it typically takes an hour or two at a typical home, and more on a big or complicated roof. In a London area like Greenhill, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Getting ready for the survey
- Let us know about parking near the property
- If you’re buying, let the agent know when we’re coming
- Jot down any questions you want answered

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or email us.
Advice
How the survey changes by roof type
Natural slate
Many older homes in London and the South East have slate roofs. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.
Chimney stacks
We inspect the outside of the stack, not a flue, gas or sweep inspection. We’ll say if the flue needs a specialist.
Pre-purchase roof surveys around Greenhill
If the drone is used for your survey, the flight is checked against the Drone Safety Map first. The wider area around Greenhill has a long history of building, with 2 Willow Road about 0.3 miles north-east. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to Rosslyn Hill Unitarian Chapel: the roof’s history matters as much as its looks, and a survey brings the past repairs to light. As a London address, Greenhill can be tricky for parking: a visitor permit or a nearby bay makes the day easier, as a space near the door cannot be promised.

Your questions about pre-purchase roof surveys in Greenhill
Can parking be tricky for a visit in Greenhill?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.
Are there drone restrictions around Greenhill?
Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Do you need access inside the house?
Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. The agent or seller can arrange entry.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.
Will the roof report help me negotiate with the seller?
Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Is a roof survey worth having alongside a home survey?
That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It does not stand in for a RICS survey.

Tips that help
A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:
- Find out whether the roof has been replaced or patched
- Ask the agent to make sure the loft hatch can be opened
- Give your solicitor a copy of the report
- Book once your offer is accepted
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
After you move in, have leaves and moss cleared from gutters and valleys, particularly after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.
Can I check my roof myself?
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
