Common roof problems in Greenhill

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

It’s worth booking a survey if you’ve seen:

  • Failed upstands where the roof meets a wall
  • Dips that suggest the deck is deflecting
  • Splits, cracks and crazing
  • Blistering in felt or asphalt

The streets around a church such as Rosslyn Hill Unitarian Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Questions to ask before booking

  • What follow-up you get after the report
  • Which limits apply to the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive

What a good roof survey covers

How a flat roof survey works in Greenhill

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed splits, cracks and crazing and gaps at upstands and abutments, we can find out what’s behind it.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Greenhill shapes how it is checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Flat roof surveys around Greenhill

With 2 Willow Road about 0.3 miles north-east, Greenhill sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For businesses in and around places such as O2 Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after. If you look after a building such as The Royal School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Greenhill is about 1 mile north-east of Hampstead, in Greater London. We carry out flat roof surveys for homeowners, landlords and businesses in Greenhill and nearby. Our area takes in places right across Greater London, large and small.

Postcode districts we cover here for flat roof surveys: NW3 and NW6. If you need a flat roof survey at a property on Back Lane, Well Road and Ornan Road or a nearby road, we can survey it. Nearby, we also carry out flat roof surveys in Hampstead (1 mile south-west), Vale of Health (1 mile north), West Hampstead (1 mile west), Fortune Green (1 mile west) and Haverstock (1 mile south-east). Further out, we also cover London (5 miles south-east), City of Westminster (3 miles south), Marylebone (3 miles south-east), Kensington (4 miles south), St Pancras (3 miles south-east) and Shoreditch (5 miles south-east).

Greenhill: your questions answered

Is parking a problem for a survey in Greenhill?

Parking in Greenhill, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.

How do I find out if my home in Greenhill is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How do I book a survey in Greenhill?

Simply call 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

How long will you be at the property?

Time on site depends on the roof, but most surveys take about one to two hours at a typical home, and more on a big or complicated roof. The report is sent afterwards by email.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

How the survey changes by roof type

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time. In Greenhill, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about any leaks, stains or damp patches you know of

What happens if roof problems are left?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What we cannot see

Every survey has limits, and it’s better to know them up front. Bear these in mind:

  • Parts of the roof that are not safe to walk on or view
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs

Before and after the survey

These tips come from what we see on roofs every week:

  • Have the roof looked at again after a severe storm
  • Clear roof outlets and gutters each autumn
  • Keep records of when the roof was laid and what work has been done
  • Keep people off the roof unless they need to be there

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
