Flat roof surveys for homes and businesses in Haverstock
Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. If you’ve noticed water getting in at rooflights and gaps at upstands and abutments, we can find out what’s behind it.
Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Every penetration and upstand is a place where a membrane can fail. In Haverstock, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Roof by roof
Rooflights and upstands
We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.

What happens on the day
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Let us know about parking near the property
- For a flat or shared roof, check access with whoever owns or manages the building

Advice
DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Why it is worth a survey now in Haverstock
Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Your questions about flat roof surveys in Haverstock
How do I find out if my home in Haverstock is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Do you cover commercial flat roofs around Haverstock?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you ahead of the visit.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
How long will you be at the property?
It usually takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.
Flat roof surveys around Haverstock
There are several hotels within about a mile and a half of Haverstock. If you look after one, a leak through a flat roof can put a room out of use. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
A roof leak in a hotel or guest house around Haverstock means lost rooms as well as repairs, so it’s worth knowing the roof’s condition. For site and facilities teams at buildings such as Fine Arts College, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For an older house near a landmark such as Church of St Mary the Virgin, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Useful tips for Haverstock property owners
Nothing here needs a ladder. Our suggestions:
- Look for standing water a day after rain
- Keep clear of rooflights and fragile roof sheets
- Check the outlets after the leaves fall
- Keep records of when the roof was laid and what work has been done
After the visit, we write up the report with photos of what we found. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
