Flat roof surveys in Swiss Cottage

Flat roof surveys for homes and businesses in Swiss Cottage

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey upstands and outlets, EPDM rubber and GRP fibreglass, and common reasons people get in touch are standing water left after rain and a sagging deck under the covering.

On a London roof terrace or a flat roof over a back addition, water frequently runs under the covering before it shows. Outlets, upstands against parapet walls and joins with the main roof are frequent culprits. In a block or conversion in Swiss Cottage, the flat roof is frequently a shared part of the building.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Local flat roofs in Swiss Cottage

Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area around Swiss Cottage. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

The streets around a church like Church of All Souls are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof. If you own a rental within reach of South Hampstead station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before and after the survey

Here are a few things we’d tell any owner:

  • Check from a window for ponding after heavy rain
  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life
  • Note the date and type of any roof work

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Different roofs, different checks

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

Swiss Cottage questions

Can parking be tricky for a visit in Swiss Cottage?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Do you look at commercial flat roofs near Swiss Cottage, like hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.

What if it rains on the day?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To find a day that suits you, call 07833 053749 or drop us an email.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we’ll explain what’s needed.

What happens if roof problems are left?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Take a look at what a roof survey costs or two real surveys.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Signs you need a flat roof survey in Swiss Cottage

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

We are frequently asked to look at:

  • Standing water left after rain
  • Signs of deflection in the roof deck
  • Splits, cracks and crazing
  • Loose or cracked edge trims

Take a building like The UCL Academy: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What’s in a roof survey

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In Swiss Cottage, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Have any paperwork from past roof work to hand
  • Leave a clear route to the loft
  • Unlock side gates and any roof access doors
