Roof leak investigation in Swiss Cottage, Greater London
Tracing where water is getting into your roof in Swiss Cottage, using drones and thermal imaging where it applies. Call or email for a price.
- Damp patches next to the stack
- Damp walls below an overflowing gutter
- Water dripping from rafters or underlay
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Roof leak investigations for homes and businesses in Swiss Cottage
A leak that comes and goes can be the hardest to pin down. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us, along with any photos you’ve taken. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey the roof space, valleys and parapet gutters and rooflights and dormers, and common reasons people get in touch are a leak that comes and goes with the weather and drips from nail tips in a cold loft.
In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Swiss Cottage, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Questions from Swiss Cottage
Is parking a problem for a survey in Swiss Cottage?
Parking in Swiss Cottage, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.
Do you carry out roof surveys in Swiss Cottage?
Yes, Swiss Cottage is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or drop us an email.
What does a roof survey cost?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.
Will you fix the leak as part of this?
Our job here is to trace the leak and explain it, not to carry out the repair. With the report, a roofer knows exactly where to look.

What a survey costs
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The shape of the roof and its details
- Which survey package you book
- House, block, shop or office
- The height of the building and how the roof can safely be seen
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
What to tell us when you contact us
Here’s what helps us most when you get in touch:
- The type of building and roof, like pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, like an exchange date
- Where the property is, with the postcode
Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or send us an email.
What happens on the day
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In Swiss Cottage, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- You receive a report with the likely source, photos and recommendations.
How to prepare
- Keep pets inside or away from the areas we’re looking at
- Tell us about any leaks, stains or damp patches you know of
- Check we can get to the back of the property
How to book
A quick phone call is usually the easiest start: phone 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

Swiss Cottage roofs and the weather
About 0.9 miles south-east lies Winfield House, a reminder of how long the area around Swiss Cottage has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Swiss Cottage is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these roof types has its own typical places for water to get in.
If you look after a building such as The UCL Academy, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Homes near green spaces such as Primrose Hill can get more leaves in their gutters in autumn.
Swiss Cottage is about 1 mile south of Hampstead, in Greater London. Swiss Cottage is one of many places we visit across Greater London. Our Greater London coverage includes Swiss Cottage and the places around it.

Do you need a roof leak investigation in Swiss Cottage?
Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.
It is worth booking a survey if you’ve seen:
- Damp patches next to the stack
- Stains around a skylight
- Drips in the loft during heavy rain
- A leak that comes and goes with the weather
If you run a business near O2 Centre, a quick answer on where water is coming in keeps a business running.
Questions to ask before booking
- Whether any drone flown is registered with the CAA
- How they plan to inspect the roof safely
- Is VAT included in the price?
- Is there a chance to talk the report through?
Why act early in Swiss Cottage
A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. An investigation now gives you time to plan the work. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.
