About our gutter survey in Swiss Cottage

We survey gutters and rainwater systems in Swiss Cottage and right across London and South East England. We inspect everything we can see safely from ground level, windows, the loft space and the roof where it is safe. A visit usually takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’ve noticed downpipes that are split or coming away and overflowing eaves gutters, a survey will tell you what’s going on, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Swiss Cottage with this kind of roof, the hidden gutter is one of the first things to check.

Nothing in the report is left vague: if work is needed, the report says so clearly.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email with the addresses.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours at most homes, though large, tall or awkward roofs take more time. In Swiss Cottage, as in much of London, a good many properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We look at hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Make sure the loft hatch can be reached
  • Let us know about any leaks, stains or damp patches you know of

Swiss Cottage homes and their roofs

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. If your home in Swiss Cottage is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Winfield House, about 0.9 miles south-east, is one of the historic houses in the wider area around Swiss Cottage. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places such as O2 Centre, a dated report on the roof is useful for planning and for any lease discussions. If you let a flat or house near South Hampstead station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like The UCL Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Get trees that overhang the gutters trimmed
  • Do not climb a ladder to look in the gutters
  • Get the gutters cleaned out every year
  • Watch ceilings under valley gutters for fresh marks

For let and shared buildings, the report can go on file to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Different roofs, different checks

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Why act early in Swiss Cottage

When a valley or parapet gutter blocks, the water has nowhere safe to go. It can back up into the roof space and the rooms below usually during the worst downpours. Having them checked before autumn and winter makes sense. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is frequently older than it looks.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Swiss Cottage: your questions answered

How do I find out if my home in Swiss Cottage is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

I let a flat near South Hampstead station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Could my damp wall be caused by the gutters?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside the wall itself, so we report on what’s visible.

Does the season matter for a gutter survey?

Whenever suits you. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
