How a gutter survey works in London

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. Where water seems to be backing up from below ground, we’ll say so in the report, with a suggestion to book a separate drain survey. Anything we find above ground, like a split hopper or a leaking downpipe, is photographed and recorded. If you’re worried about water backing up from a hidden gutter and dripping or leaking gutter joints, we can find out what’s behind it, on outlets and hoppers, eaves gutters and parapet and box gutters alike.

A place like London has a large number of rented homes, and roofs on rented property are easy to overlook. For letting agents and landlords, a report on the roof, chimneys and gutters helps plan work ahead of problems. Photos in the report give you a record to compare with later. Small faults, such as a blocked gutter or loose flashing, are easy to miss until a tenant reports damp.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Prices for gutter surveys in London

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • Height and safe access
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What to let us know when you contact us

We will typically ask about:

  • Your timetable, like an exchange date
  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

Getting a price is simple: just ring 07833 053749 or send us an email, let us know about the property and we’ll explain which survey suits. The price is agreed up front.

Local roofs in London

About 1 mile north lies Mansion House, a reminder of how long the area around London has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. London’s housing runs from Victorian and Edwardian terraces, often with slate and butterfly roofs behind parapets, to interwar semis with hipped tiled roofs, along with post-war estates and modern flats. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Living close to Newington Gardens is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Take a building like Charles Dickens Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

FAQs for London

Do you carry out roof surveys in London?

We do. The survey and report are the same in London as anywhere else.

How do I find out if my home in London is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What happens next?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can the survey be at a weekend?

Yes, weekend visits are possible as well as weekdays. Just ring 07833 053749 or use the contact form to arrange it.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and they go into the written report.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.

What does a gutter survey cost?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or send us an email.

For landlords and managing agents

Landlords, agents and building managers in London and across Greater London can book any of our surveys. For a price for a let property or a block, ring 07833 053749 or drop us an email.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.

Useful tips for London property owners

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Look for downpipes coming loose
  • Keep climbers away from the eaves
  • Watch ceilings under valley gutters for fresh marks
  • Check from the ground or a window, not a ladder

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. We also note anything else we spot on the roof while we’re there.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and make notes for the report. It normally takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. In busier parts of London, parking can be tight, so let us know about driveways, permits or nearby car parks, and for flats, mention stairs, lifts and shared entrances. On the day, we look at the roof from the ground, from windows and vantage points, from the loft where there is safe access and from the roof where it is safe, with the drone where applicable.

  1. We start by hearing about any drips, overflows or damp patches.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. The loft space is checked for water marks if it is safe to get into.
  5. We send a written report with photos and clear recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave side gates unlocked
  • Have any paperwork from past roof work to hand

Leave it or get it looked at?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. For a shop, office or block in London, a roof leak can mean closed rooms, damaged stock or unhappy residents. It’s easier to plan work than to react to it.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits
  • Gutters out of sight from each safe vantage point
