- What’s hidden inside a downpipe
- Underground drains, which need a CCTV drain survey

How a gutter survey works in Ruislip
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. Common reasons to book are leaves and moss blocking gutters and hoppers and outlets full of debris, on eaves gutters, valley gutters and fascias and soffits.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Ruislip are no exception. Lead flashings and shared chimney stacks on these houses need a careful look too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Local roofs in Ruislip
Ickenham Hall, about 1.7 miles south-west, is one of the historic houses in the wider area around Ruislip. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Ruislip is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to West Ruislip station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you live near a park like Church Field Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. The streets around a church such as St Lawrence are often among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

How the survey changes by roof type
Plastic (uPVC) gutters
On plastic systems, slipped joints are one of the most common faults. The report notes every one we spot.
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints where they can be seen.
Why act early in Ruislip
Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In Ruislip, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

How it works
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at a house, depending on how many gutter runs and downpipes there are. You’re welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- We walk round the building and check the gutters, downpipes and fascias from ground level.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
Before the survey
- Note where any stains or damp appear
- For a flat or shared roof, check access with the freeholder or managing agent
- Have keys ready for side gates, garages or roof access doors

Questions from Ruislip
Is parking a problem for a survey in Ruislip?
It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we will work around them.
How do I find out if my home in Ruislip is listed?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Can you give me structural calculations?
No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
How soon will I get the report?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Is Ruislip in your area?
Yes. Ruislip is part of the area we cover, and the service is the same as everywhere else we work.
Will you check if gutters are causing damp inside?
The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We can’t see inside walls, so we report on what’s visible.
What affects the cost of gutter surveys
A few things affect what a survey costs:
- Whether it is a home or a commercial building
- Which survey package you book
- Height and safe access
- Any need for thermal images or a drone flight
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
What we need to know
Getting the details right at the start saves time. Please include:
- Where water is showing inside, if it is
- What’s prompted the survey
- Dates you’re working to, such as exchange
- Where the property is, with the postcode
Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
