About roof surveys in UB5

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. We survey ridges, hips and valleys, the roof space and clay and concrete tiles, and common reasons people get in touch are worn lead at chimneys and abutments and debris building up in roof valleys.

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at most homes, and longer for a large or complex roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from each safe vantage point, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a photo-illustrated written report and recommendations.

How our prices work

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Near you in Northolt

Northolt’s nearest station is Northolt Park station, about 0.7 miles north-east. Homes and roofs across UB5

From Ruislip, Harrow and Greenford to its smaller places, buildings across UB5 have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in UB5 are where it normally shows.

Northolt: Living close to Northala Fields is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Northolt Park station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Rented homes, blocks and businesses

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Freeholders and residents’ companies use a roof report to plan and budget.

Useful tips for UB5 property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Leave roof access to professionals
  • Check the roof from ground level after storms
  • Hold on to the report for future surveys
  • Include dormers, porches and garages when booking

Any roofer you ask to quote can work from the report. The photos show what we found and where, which makes quotes easier to compare.

Do not block the vents at the eaves. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.

What we’re asked to look at in UB5

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

A survey can pick up problems such as:

  • Loose chimney pots
  • Standing water on a flat roof
  • Leaking gutter joints and downpipes
  • Ridge tiles that have lifted or moved

How the survey changes by roof type

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • A promise that the roof will not leak in future
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

FAQs for UB5

Do you inspect the roof from on top?

Where it is safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where applicable.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Can you survey at the weekend?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or drop us an email.
