How a roof survey works in Yiewsley

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Each report is emailed to you. If you’re worried about worn or blocked valleys and worn lead at chimneys and abutments, we can find out what’s behind it, on flat roofs, the roof space and chimney stacks alike.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Yiewsley has one, it needs checking from somewhere that can actually see it.

We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Local roofs in Yiewsley

Yiewsley is about 2 miles from RAF Northolt. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building such as Brookside Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you run a business near The Chimes, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Historic houses such as Northolt Manor, about 1.4 miles north-east, show how far back building around Yiewsley goes. On a period home nearby, the survey separates sound original work from tired later repairs.

Yiewsley is about 2 miles north-east of Hayes, in Greater London. Whether the building in Yiewsley is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. We cover towns and villages across Greater London, large and small. For surveys nearby, see our London page.

Within a short drive, we also cover London (13 miles east), City of Westminster (10 miles east), Marylebone (11 miles east), Kensington (8 miles east), St Pancras (12 miles east) and Shoreditch (13 miles east).

Tips that help

Small things make a difference. Our tips:

  • Stay off ladders and the roof
  • Keep a record of damp patches and dates
  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work

Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Landlords, agents and block managers in Yiewsley

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.

What we do, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. The survey typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. London terraces rarely offer a view of the whole roof from one spot, so in Yiewsley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. Shared stairs or a basement flat? Tell us who holds the keys.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Let us know about parking near the property
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Advice

FAQs for Yiewsley

Is parking a problem for a survey in Yiewsley?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Is drone flying allowed in Yiewsley?

That depends on where the roof is and on the weather. Yiewsley is about 2 miles from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Yiewsley is about 2 miles from RAF Northolt, so the Drone Safety Map is checked for restrictions around it before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.

How soon is the report ready?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It’s emailed to you.

How much does a roof survey cost in Yiewsley?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.

Do you cover Yiewsley for roof surveys?

Yes. We cover Yiewsley and the rest of Greater London, as part of our work across London and the South East. To book, ring 07833 053749 or send us an email.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you inspect the roof from on top?

Only when it’s safe. We also use views from ground level, windows and the roof space.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • House, block, shop or office
  • Basic, Standard or Premium
  • Any need for thermal images or a drone flight
  • Height and safe access

Roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

Getting the details right at the start saves time. Please include:

  • When you need the report by
  • The style of property, from a terrace to a block
  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside

Once you know what you need, phone 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.

What happens if roof problems are left?

Leaks rarely show up straight away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
