Chimney survey in Yiewsley
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. You then know where to start. We are often asked to look into a chimney out of line and unused flues sealed without airflow, across brick chimney stacks, lead flashings and chimney pots and cowls.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Yiewsley, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
Findings are set out part by part, from the coverings down to the gutters. You’ll see the good as well as the bad.

How the survey works
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes between one and two hours for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so a visit in Yiewsley moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- For a flat or shared roof, check access with whoever owns or manages the building
- Check the loft hatch can be reached

Yiewsley questions
I let a flat near Southall station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.
Is my home in Yiewsley listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What do I do with the report?
The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Will I get photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Local roofs in Yiewsley
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.4 miles north-east lies Northolt Manor, a reminder of how long the area around Yiewsley has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a shop, office or commercial unit, for example near The Chimes, a dated report on the roof is useful for planning and for any lease discussions. If you own a rental within reach of Southall station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your home is one of the older ones in the streets near St Joseph the Worker & Dovetail Centre, old fixings, lead flashings and tall chimneys are typical of older roofs.

What’s near Yiewsley
We work in homes and buildings around White Hart Public House, Northala Fields and Barnhill Community High School and the streets around them. For rail, the closest station is Southall station, roughly 1.8 miles south of the centre. Nearby you’ll also find Hayes Cottage Hospital (1.5 miles south-west) and The Chimes (3.8 miles west). Green spaces nearby include Northala Fields and Yeading Brook Meadows.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- What’s inside the brickwork or behind render, without opening up
- The inside of the flue, which needs a sweep or flue specialist
- Whether a stack needs rebuilding on structural grounds

- Chimney breasts

- Shared and party-wall stacks
How the survey changes by roof type
Chimney breasts and the loft
In the loft, staining around the stack often shows where water is getting in. We record what we see with photographs.
Flaunching
The sloping mortar around the pots is called flaunching. Cracks in it let water into the stack.
Why get it checked now?
Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Surveys for landlords and agents in Yiewsley
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps with budgets and planning.
Letting agents and landlords in Yiewsley book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.
Checking the roof from ground level
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.
