Roof surveys across UB4: what to expect
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We are frequently asked to look into ponding, splits or blisters on flat roofs and gutters that overflow in heavy rain, across clay and concrete tiles, ridges, hips and valleys and lead flashings.
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there’s safe access.
- We email a report with photos and recommendations.
How our prices work
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Roof surveys across UB4: local notes
From Hayes, Yeading and Yiewsley to smaller places, people across UB4 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. Each roof in UB4 is checked with its age and materials in mind.
Hayes: Historic houses like Northolt Manor, about 3 miles north-east, show how far back building around Hayes goes. Older homes in the area may have roofs that need matching materials when work is done. As a London address, Hayes can be tricky for parking: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised.
DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
What we are asked to look at in UB4
The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Felt that has torn or perished stops doing its job.
These are some of the problems a survey can pick up:
- Leaning or weathered chimney stacks
- Slipped, cracked or missing slates and tiles
- Gutters that overflow in heavy rain
- Ponding, splits or blisters on flat roofs
Roof by roof
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.
Flat roof coverings
Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.
What affects the price in UB4
We confirm the price for your survey before you book. These are the things that affect it:
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
- The roof’s overall size
- Any need for thermal images or a drone flight
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
Helping us price your survey
These details help when you contact us:
- Anything about access we should know
- The property’s address and postcode
- When you need the report by
- What’s prompted the survey
Getting a price is simple: just call 07833 053749 or email us and give us a few details about the property and we’ll suggest the right survey. The price is agreed up front.
Before and after the survey
Some practical points come up on survey after survey. They apply to most roofs:
- Ask about a flat roof on an extension or garage too
- Clear the loft hatch area before we arrive
- Stay off ladders and the roof
- Mention any damp patches as you book
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words.
Keep the roof space ventilated. Condensation builds up when air can’t move, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
UB4 questions
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How experienced are you?
More than 5,000 surveys over 20+ years.
Is your survey a structural engineer’s report?
No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.
Does the weather affect the survey?
It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We will rearrange with you if the weather is not right.
Do you work in UB4?
Yes. Our area covers London and South East England, UB4 included.
