Roof survey in HA2: how it works
Our roof surveys cover HA2 and the wider South East. Visits run on weekdays, Saturdays and Sundays. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or drop us an email. We survey lead flashings, ridges, hips and valleys and the roof space, and the problems we’re asked to look at most are worn lead at chimneys and abutments and gaps in the roof where coverings have gone.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.

Homes and roofs across HA2
Across HA2, from Harrow, Hatch End and Wealdstone outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. The usual weak points are fixings, flashings, chimneys and gutters.
The South East’s airspace includes flight restriction zones around several of its airports, so every drone flight in HA2 is checked against the Drone Safety Map first. Flights that need permission only go ahead once it is given.
Harrow: If you let a flat or house near Harrow-on-the-Hill station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park such as Northwick Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.
Why act early?
A roof that has had no attention for years can surprise you. Our report gives you a record of how the roof is today, which makes later changes easy to spot.
Before you book any surveyor
- How long they’ve been surveying roofs
- Their insurance cover
- Which parts of the roof they’ll actually see
- Their drone registration, if they fly one
Practical tips
Over many surveys, some simple habits stand out:
- Look for debris in the garden after high winds
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Move stored items away from the loft hatch
Your report arrives by email, with photos of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are explained in plain words.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.
Different roofs, different checks
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
What this survey cannot tell you
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- A promise that the roof will not leak in future
- Walls, floors and services below the roof
- Confirmation of asbestos in soffits or cement sheets
Signs you need a roof survey
Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot.
We’re frequently asked to look at:
- Ridge tiles that have lifted or moved
- Worn or blocked valleys
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
HA2 questions
When will the report arrive?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
How long does the visit take?
The visit typically takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing when you book.
Can you inspect a terraced or semi-detached roof?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
What insurance do you have?
Our cover is professional indemnity plus public liability.
Do you need to get into the loft?
Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, like damp timbers, staining or daylight.
