How a roof survey works in HA7
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. We survey chimney stacks, clay and concrete tiles and natural slate, and common reasons people get in touch are cracked mortar along the ridge and blocked, sagging or leaking gutters.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across HA7
Across HA7, a good many older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Our area covers London and South East England, including HA7. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.
Stanmore: If you look after a building such as Whitchurch Primary School & Nursery, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St John are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
What happens if roof problems are left?
By the time water marks a ceiling, it’s frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
What to check before booking
- Whether the loft is part of the inspection
- Whether they hold professional indemnity and public liability insurance
- Which limits apply to the survey
- Whether VAT is added on top
Different roofs, different checks
Natural slate
Slate is common on older homes in London and South East England. Widespread slipping typically points to corroded nails, which we describe in the report.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
For landlords and managing agents
Landlords, agents and building managers in HA7 and across Greater London can book any of our surveys. To discuss a property or a block, phone 07833 053749 or drop us an email.
Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant beforehand.
Honest limits
In fairness, there are limits to any roof survey:
- Defects hidden under coverings or inside walls without opening up
- An exact number of years the roof has left
- A full building survey of the property
Can I check my roof myself?
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Your questions about roof surveys in HA7
How long will you be at the property?
On site, it typically takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.
How much does a roof survey cost in HA7?
Roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Can you inspect a terraced or semi-detached roof?
Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of customers are satisfied.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
