Roof survey in Brockley Hill: what you get
Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. If you’re worried about torn or sagging underlay and ponding, splits or blisters on flat roofs, we can find out what’s behind it, whatever the roof.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Brockley Hill has one, it needs checking from somewhere that can actually see it.
Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Brockley Hill homes and their roofs
Headstone Manor, about 3.4 miles south-west, is one of the historic houses in the wider area around Brockley Hill. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.
For businesses in and around places such as Broadwalk Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you look after a building such as London Academy, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Elstree & Borehamwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Brockley Hill questions
I let a flat near Elstree & Borehamwood station. Can you check the roof?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.
Is parking a problem for a survey in Brockley Hill?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
How long does a roof survey take?
It usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
What we look for on each type of roof
Concrete interlocking tiles
Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too.
The survey, step by step
Once we’ve finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Brockley Hill, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from the ground, windows, the loft and, where it is safe, the roof itself.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
How to prepare
- Leave side gates unlocked
- For flats, check roof access has been agreed
- Leave a clear route to the loft

Advice
What happens if roof problems are left?
Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
