Roof survey in HA8: how it works

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey ridges, hips and valleys, natural slate and flat roofs, and the problems we’re asked to look at most are leaning or weathered chimney stacks and gaps in the roof where coverings have gone.

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes between one and two hours for most houses, though large, tall or awkward roofs take more time.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photographs and recommendations.

What you’ll pay

Homes and roofs across HA8

From Stanmore, Burnt Oak and Edgware to its smaller places, buildings across HA8 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. In HA8, as elsewhere, exposed details are where damage shows first.

Burnt Oak: Trees in and around Watling Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. Take a building like The Annunciation RC Junior School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How the survey changes by roof type

Concrete interlocking tiles

Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar, as wind can lift them.

Clay plain and peg tiles

Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • A full building survey of the property
  • A structural engineer’s report
  • How the roof will behave in every kind of weather

Why get it checked now?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail.

Before booking any surveyor

  • Is VAT included in the price?
  • Will the report include photos?
  • Whether any drone flown is registered with the CAA
  • Is there a chance to talk the report through?

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Landlords, agents and block managers in HA8

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which can make access easier.

Questions from HA8

Do you cover HA8?

Yes. We survey roofs across London and South East England, HA8 included.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will the report say how many years my roof has left?

We don’t put a figure on it, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.

Do you carry professional indemnity insurance?
