How a roof survey works in HA1
We inspect what can safely be seen: from ground level, from windows, from the loft space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. We survey flat roofs, clay and concrete tiles and ridges, hips and valleys, and the problems we are asked to look at most are cracked mortar along the ridge and slates or tiles that have slipped or broken.
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What you’ll pay
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
Why book with us
- Thermal imaging and drone inspection where they help
- More than 5,000 surveys completed
- Drone flown under a CAA Flyer ID and Operator ID

Near you in Greenhill
Around Greenhill, our work takes us to homes and buildings near Northwick Park, Royal Oak pub and Harrow High School. Nearby too are Church of St John the Baptist (under half a mile south-east) and Saint Jerome Church of England Bilingual School (under half a mile north-east). There is a railway station in Greenhill itself: Harrow-on-the-Hill station. Well-known places in the area include St. Anns (less than half a mile south-west) and Hilfield Castle (4.8 miles north). The countryside around Greenhill includes Masons Field and Northala Fields.
Roof surveys across HA1: local notes
Across HA1, we survey roofs for owners, landlords and agents, in Harrow, Wembley and Kenton and well beyond. Each report sets out what was seen, with photos and recommendations.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In HA1, as elsewhere, exposed details are where damage shows first.
Greenhill: Homes near green spaces like Northwick Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Headstone Manor lies about 1.1 miles north-west, so building around Greenhill goes back a long way. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Why roofs fail
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
A survey can pick up problems such as:
- Leaking gutter joints and downpipes
- Cracked or blistered flat roof coverings
- Debris building up in roof valleys
- Flashings that have come away from the wall
Different roofs, different checks
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Flat roof coverings
Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.
What happens if roof problems are left?
By the time water marks a ceiling, it is frequently been getting in for a while. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft.
Questions to ask before booking
- Their track record with similar roofs
- How long the report takes to arrive
- Whether the inside of the roof is included
- Whether VAT is in the quoted price
What affects the cost of roof surveys
Prices always include VAT. What changes the price is:
- If the survey needs thermal imaging or a drone
- Extensions, dormers and garages with roofs of their own
- The height of the building and how the roof can be seen safely
- House, block, shop or office
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What to tell us when you contact us
If you can, have these to hand when you contact us:
- When you need the report by
- Photos of the roof, taken safely from the ground or a window
- Any marks or damp showing indoors
- The kind of building and roof involved
Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or use the contact form.
What this survey can’t tell you
Before booking, it’s worth knowing what a survey will not do:
- Structural calculations (that’s a structural engineer’s job)
- Faults hidden behind ceilings or boarding
- A promise that the roof will not leak in future
HA1: your questions answered
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will you climb onto the roof?
When the roof and the conditions make it safe, yes. We also use views from ground level, windows and the loft space, and Premium includes a drone where applicable.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.
Can you look at a roof that is joined to next door?
Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
What’s the best way to book?
It is easiest to call 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will recommend the right survey. Surveys run on any day of the week.
Do you give a life expectancy for the roof?
We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
