Roof surveys across HA3: what to expect

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. The Premium Survey goes further, with thermal imaging, a drone where applicable and a same-day report. Each report is emailed to you. Typical surveys look at gutters that overflow in heavy rain and slipped, cracked or missing slates and tiles, across lead flashings, clay and concrete tiles and flat roofs.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photographs and recommendations.

What affects the price in HA3

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Booking a survey

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Around Kenton

Around Kenton, our work takes us to homes and buildings near Uxendon Manor Primary School, Preston Park and The New Moon pub, among other places. You’ll also find St Gregory's Catholic Science College (under half a mile south-east) and Church of St Mary (under half a mile west). The closest station to Kenton is Kenton station, roughly 0.5 miles south-west. Nearby you’ll also find St. Anns (1.3 miles west) and Hilfield Castle (4.9 miles north). Open spaces near Kenton include Masons Field and Northala Fields.

Homes and roofs across HA3

HA3 has everything from older homes with tall chimneys to modern estates. Sooner or later, every roof needs its gutters, flashings and coverings checked.

Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in HA3 are where it typically shows.

Kenton: If you live near a park such as Preston Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Historic houses such as Headstone Manor, about 2.2 miles west, show how far back building around Kenton goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

What this survey cannot tell you

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Asbestos testing of any kind
  • Faults hidden behind ceilings or boarding
  • Whether the roof structure meets design loads

Different roofs, different checks

Flat roof coverings

Some flat roofs have been coated over several times. We say what we can see and when a closer look would need opening up.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

Signs you need a roof survey

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Typical things we’re asked to look at include:

  • Crumbling chimney pointing or cracked flaunching
  • Slipped, cracked or missing slates and tiles
  • Blocked, sagging or leaking gutters
  • Condensation or damp timbers in the loft

Landlord and commercial surveys in HA3

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

HA3: your questions answered

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Is this a RICS survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

What’s the best way to book?

To book, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
