Roof survey in Headstone

There is no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, while others just want to know where they stand. The approach is the same in each case: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey ridges, hips and valleys, natural slate and chimney stacks, and common reasons people get in touch are worn lead at chimneys and abutments and gutters that overflow in heavy rain.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. If your home in Headstone has one, it needs checking from somewhere that can actually see it.

Every survey ends with a written report, with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Different roofs, different checks

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Headstone Lane station, a roof report helps you deal with small faults before they turn into a call from a tenant. Common questions in Headstone

Can parking be tricky for a visit in Headstone?

Parking in Headstone, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.

Is my home in Headstone listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What’s the best way to book?

Simply call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What do you check on a roof survey?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely
  • Extra roofs, like extensions, dormers or garages
  • Roof area

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Booking your survey

Here’s what helps us most when you get in touch:

  • Why you want a survey: buying, a leak, a storm or new work
  • Any photos you have, taken from the ground or a window
  • How the loft is reached, if there is one
  • The type of building and roof, such as pitched or flat

Unsure which package suits your roof? The easiest way is to phone 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

What happens on the day

Every roof is different; as a rough guide, the survey takes an hour or two at a typical home, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. In Headstone, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when you book.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

How to prepare

  • For flats, make sure roof access has been agreed
  • Make sure we can get to the back of the property
  • Check the loft hatch can be reached

Do you need a roof survey in Headstone?

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

Signs worth acting on include:

  • Ponding, splits or blisters on flat roofs
  • Blocked, sagging or leaking gutters
  • Water stains on rafters and ceiling joists
  • Worn or blocked valleys

Anyone responsible for a site like Pinner Park Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Choosing a roof surveyor

  • What they won’t be able to tell you
  • Are they insured for the work?
  • What happens after the report arrives
  • Their drone registration, if they fly one

What a good roof survey covers

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
