  • Valley or box gutters that overflow inside

When to book a survey in Headstone

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather, and in time their joints can drip. Cast iron joints can corrode and part once the paint has worn away.

We are often asked to look at:

  • Brackets that have dropped or snapped
  • Soffits marked by water
  • Cracked or loose downpipes
  • Hoppers and outlets full of debris

If you look after a building such as Pinner Park Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • Which viewpoints they use to see the roof
  • Whether the loft space is looked at, where there is one
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What follow-up you get after the report

About our gutter survey in Headstone

We carry out gutter surveys in Headstone as part of our cover across London and the South East. On the day, we inspect whatever is safely visible, from the ground, from windows and from the roof space. A visit usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We are often asked to look into overflowing valley or parapet gutters and rotten fascias or stained soffits, on valley gutters, fascias and soffits and outlets and hoppers.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Headstone

Does a conservation area affect roof work in Headstone?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Headstone Lane station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can a gutter survey explain damp on my walls?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

How do I book a survey in Headstone?

The quickest way is to phone 07833 053749 or email us. Give us the address and some details about the roof, and we’ll suggest the right survey. We survey seven days a week.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Hidden sections we cannot view safely
  • Confirming asbestos in older rainwater goods
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What this survey covers

  • Fascias and soffits
  • Valley gutters
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters

The survey, step by step

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In Headstone, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when you book.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

  • Check pets are kept safely away
  • Have any questions written down, so nothing gets missed
  • If it is not your property yet, arrange access through the agent

Tips that help

Most of what helps is simple and safe from ground level. A few suggestions:

  • Watch ceilings under valley gutters for fresh marks
  • Look for green streaks or damp patches on walls
  • Check from ground level or a window, not a ladder
  • Ask for valleys and parapet gutters to be cleared too

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they can see exactly what’s needed.

Get the gutters cleared every year or more often near trees. The best time is usually after the leaves have dropped. Clean gutters can do their job.

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Local roofs in Headstone

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first. About 0.6 miles south-east lies Headstone Manor, a reminder of how long the area around Headstone has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near St. George's Shopping Centre, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Headstone Lane station may find that the gap between tenancies is a good time to have the roof looked at.
