Pre-purchase roof surveys in Headstone: local notes
With Headstone Manor about 0.6 miles south-east, Headstone sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
Parking in Headstone, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. If you own a rental within reach of Headstone Lane station, a roof report gives you a clear picture before you buy or settle up with a roofer.

How a pre-purchase roof survey works in Headstone
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s often not the individual flat owner. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it is checked as far as access allows. We’re often asked to look into roof slopes that look uneven or sagging and patch repairs that may hide an ongoing problem, across lead flashings and valleys, the roof space and natural slate.
London’s housing runs from Victorian and Edwardian terraces to interwar semis, post-war estates and new blocks of flats, so a property in Headstone might be any of these. Whether you are buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Extra roofs, like extensions, dormers or garages
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- Basic, Standard or Premium
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We’ll tell you which package suits the questions you have.
Getting in touch
These details help when you get in touch:
- Any photos you have, taken from ground level or a window
- What kind of property and roof it is
- Any marks or damp showing indoors
- Any deadline, such as an exchange date
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Ask when the roof was last worked on
- Book once your offer is accepted
- Notice patches of new decoration in top-floor rooms
- Share the report with your solicitor
With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.
Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.
Surveys for landlords and agents in Headstone
Landlords and agents in Headstone book surveys as well as homeowners. The report gives you a dated record of the roof, with photographs.
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Different roofs, different checks
Chimney stacks
Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.
Clay and concrete tiles
Older homes in the South East frequently have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.
Why it is worth a survey now in Headstone
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

The survey, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Surveys in Headstone can be booked for any day of the week. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- You book once your offer is accepted and let us know the address and your timetable.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe vantage point, inside and out.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Preparing for the visit
- Jot down any questions you want answered
- Mention any parking restrictions on your street
- Have keys ready for side gates, garages or roof access doors
Book a survey
Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or email us.
Advice
Questions from Headstone
Is my home in Headstone listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Can you fly a drone over a roof in Headstone?
That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you survey on Saturdays and Sundays?
Surveys run seven days a week. To find a day that suits you, ring 07833 053749 or use the contact form.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.
Do you cover Headstone?
Yes. We carry out pre-purchase roof surveys in Headstone, and the service is the same as everywhere else we work.
Will you climb onto the roof?
Only where it’s safe. We also inspect from ground level, upper windows and the loft space.
