City of Westminster Pre-Purchase Roof Survey
We take a careful look at the roof at your property in City of Westminster, and put it all in a photo-illustrated written report.
- Gutters that overflow or drip at the joints
- Patch repairs that may hide an ongoing problem
- Blistered or split felt on a flat roof
Pre-purchase roof surveys for City of Westminster homes and businesses
Roof by roof
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. From inside the roof space, we report what we can see of it.
Pre-purchase roof surveys for homes and businesses in City of Westminster
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where it applies, a drone inspection, along with a same-day report. Where a flight is not possible, because of airspace rules or the weather, we tell you and look from the ground, windows and the loft instead. We survey the roof space, gutters and downpipes and chimney stacks, and people most often book us about roof slopes that look uneven or sagging and cracked flaunching or crumbling chimney pointing.
In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in City of Westminster, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease normally sets out who is responsible for the roof.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Why it is worth a survey now in City of Westminster
Leaving it means judging the roof from the street. That will not show slipped slates on the rear slope, a worn valley or cracked flaunching. We fill that gap before you’re tied in, with photos of anything that needs attention. In City of Westminster, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What affects the cost of pre-purchase roof surveys
When we price a survey, we consider:
- The roof’s overall size
- Basic, Standard or Premium
- House, block, shop or office
- Building height and the viewpoints available
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
Before you get in touch, it helps to have:
- Dates you are working to, such as exchange
- How the loft is reached, if there is one
- Any photos you have, taken from the ground or a window
- Any marks or damp showing indoors
Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Landlord and commercial surveys in City of Westminster
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
When you need someone else
Some things can’t be seen without opening up the roof, so a survey has limits:
- Structural calculations (that is a structural engineer’s job)
- Defects hidden under coverings or inside walls without opening up
- Whether the price should change, which is between you and the seller
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.
What this survey covers
- Natural slate
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
- The roof space
How the survey works
It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. In City of Westminster, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We check the roof from ground level, from windows, from the roof space and from the roof where safe.
- Each part of the roof is examined and photographed.
- We email a report with photographs and recommendations, ready for you to use before exchange.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch
- Show us where any leaks or stains appear

Common questions in City of Westminster
Does a conservation area affect roof work in City of Westminster?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Will parking be an issue for a roof survey in City of Westminster?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.
Will the roof report help me negotiate with the seller?
Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.
Do you need to go inside the property?
Where possible, yes. We look in the roof space where there’s safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Tell us about it when you book and we will explain what’s needed.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.
Pre-purchase roof surveys in City of Westminster: local notes
Historic houses such as Handel Hendrix House, about 0.3 miles east, show how far back building in the area around City of Westminster goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of City of Westminster. If your survey includes the drone, the exact boundary is checked for the address first.
If you own a rental within reach of Bond Street station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Parking in City of Westminster, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. Take an older house close to St Mark's: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.
