Mayfair questions
Are there drone restrictions around Mayfair?
It depends on the exact address and the weather on the day. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Mayfair. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 1 mile from Mayfair. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. High wind or heavy rain also stops a small drone flying.
Will parking be an issue for a roof survey in Mayfair?
Usually it’s manageable with a little notice. Let us know the parking rules on your street and we will work around them.
Do I need to be at home?
That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.
When will the report arrive?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. We send it by email, with photos.
How do I arrange a pre-purchase roof survey in Mayfair?
It is easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will suggest the right survey. Surveys run on any day of the week.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
About our pre-purchase roof survey in Mayfair
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We’re often asked to look into bitumen or mortar used in place of proper repairs and standing water on a flat extension roof, across clay and concrete tiles, gutters and downpipes and lead flashings and valleys.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. That matters for anyone buying in Mayfair or checking a new roof there: we inspect what we’re given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease normally says who looks after the roof.
We write the report in plain English, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible.

Booking your survey
Getting the details right at the start saves time. Please include:
- Any photos you have, taken from the ground or a window
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, such as an exchange date
Not sure which survey you need? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
How it works
Every roof is different; as a rough guide, the survey takes about one to two hours at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- Once your offer has been accepted, you book and give us the address and your timescale.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby

What else we do in Mayfair
What you can safely check yourself
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Buying a home or a new roof in Mayfair
The wider area around Mayfair has a long history of building, with Handel Hendrix House about 0.2 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. For a purchase or a newly finished roof, the materials decide which details matter most.
Mayfair is in London, so parking needs planning: a visitor permit or a nearby bay makes the day easier, as a space near the door can’t be promised. If you own a rental within reach of Bond Street station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to Grosvenor Chapel: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Leave it or get it looked at?
Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

Useful tips for Mayfair property owners
A little preparation and a few simple habits help. Our tips:
- Look for fresh paint on upstairs ceilings at viewings
- Ask whether there are papers for past roof work
- Tell us your exchange date as you book
- Ask who repairs the roof under the lease
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
Roof by roof
Chimney stacks
Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
