How new roof snagging works in Mayfair
A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We are independent of the roofer who did the job. We survey new-build homes, new flat roofs and ridges and verges, and common reasons people get in touch are vents that weren’t fitted or are covered and broken coverings left on a new roof.
In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Mayfair or checking a new roof there: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. For a flat, the lease typically says who looks after the roof.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take an hour or two for a typical new house roof, longer where the roof is large or complicated. For a visit in Mayfair, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We start by finding out what was replaced and what worries you.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Flashings, valleys, gutters and visible underlay at the eaves are checked.
- The roof space is checked where safe, along with any mess or damage left after the work.
- You get a photo report listing the snags we found.
Preparing for the visit
- Leave side gates unlocked
- Buyers: confirm access with the estate agent or seller
- Make sure pets are kept safely away

Advice
What new roof snagging looks like in Mayfair
The wider area around Mayfair has a long history of building, with Handel Hendrix House about 0.2 miles north. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. If your home in Mayfair is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.
The streets around a church such as Grosvenor Chapel are frequently among the oldest in a place, and if yours is one of the older homes nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Bond Street station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Useful tips for Mayfair property owners
There’s plenty you can do without going near the roof. Here’s what helps most:
- Check ceilings and the loft after heavy rain
- Agree snagging with your roofer at the start
- File all paperwork for the new roof
- Look for marks or cracks left by the work
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.
Do not settle the final bill until the roof has been inspected if your contract allows it. It gives the roofer a reason to finish everything.
What we can’t see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Pricing the remedial work
- Whether the roof will leak in future
- Nails and clips under the slates or tiles

Broken slates left on a new roof are a common snag. They’re photographed for the report.

FAQs for Mayfair
Will parking be an issue for a roof survey in Mayfair?
Usually it’s manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Is my home in Mayfair listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you look in the roof space?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
How do I book a survey in Mayfair?
The quickest way is to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will suggest the right survey. Surveys run on weekdays and at weekends.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Why act early in Mayfair
Defects and warranty periods have an end date. A snagging inspection before then leaves time to act. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.
