New roof snagging in Shoreditch

New roof snagging in Shoreditch: what you get

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. Our new roof snagging inspection looks for faults and unfinished work on the new roof and around it. You get a photo-illustrated written report that you can pass to your roofer. It’s an independent check, separate from the roofer who did the work. Common reasons to book are missing or blocked roof ventilation and loose or badly finished ridge tiles, on new-build homes, ridges and verges and new flat roofs.

In a London terrace or conversion, the roof frequently joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. That matters for anyone buying in Shoreditch or checking a new roof there: only the parts we’re given access to and can see safely are inspected. If it is a flat, the lease usually sets out who is responsible for the roof.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Landlord and commercial surveys in Shoreditch

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

When to book a survey in Shoreditch

Scaffolding and materials can damage other parts of a building. A snagging check looks around the property as well as at the roof.

Things that often lead to a survey include:

  • Untidy or loose verge details
  • Missing or blocked roof ventilation
  • Tiles or slates sitting out of line
  • Underlay ending short at the eaves

If you let a flat or house near Shoreditch High Street station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Questions to ask before you book

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?
  • Whether VAT is in the quoted price
  • Their report turnaround times

What a roof survey includes

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Common questions in Shoreditch

Is parking a problem for a survey in Shoreditch?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Do you cover Shoreditch?

Yes, Shoreditch is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Will you check the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

What does a new roof inspection cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just phone 07833 053749 or email us for a price.

Why act early in Shoreditch

A clear list of snags makes the conversation with your roofer easier. It keeps things factual. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What you get with us

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Areas out of view from every safe vantage point
  • Deciding who is at fault in a disagreement
  • Estimates of what fixes will cost

If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

Buying a home or a new roof in Shoreditch

Historic houses such as Mansion House, about 1 mile south-west, show how far back building in the area around Shoreditch goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The streets around a church such as St Leonard's Church are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Parking in Shoreditch, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In Shoreditch, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. First, you tell us what the roofer did and any concerns you have.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Preparing for the visit

  • Note where any stains or damp appear
  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
