New roof snagging in Finsbury

New roof snagging for homes and businesses in Finsbury

Householders book snagging after a re-roof or roof replacement and some new-build owners want their roof looked at. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it is safe. You then get a written report with photos to share with your roofer. We survey loft conversions and dormers, ridges and verges and new flat roofs, and common reasons people get in touch are cracked mortar at the ridge or hips and underlay not dressed into the gutter.

In London, lots of houses have been split into flats, extended or fitted with a dormer loft conversion. Each change adds roof details, like flat roofs, new flashings and junctions with the original slopes. For a purchase in Finsbury, or for new roofing work there, those junctions deserve a proper look. Dormer cheeks, lead work and new flat roofs are worth checking closely, as faults there are easy to miss.

The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

When you need someone else

To be straight with you, a roof survey has limits:

  • Legal advice on your contract
  • A promise that the roof will not leak
  • Repair costs for putting snags right

If in doubt, ring 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roofs we survey in Finsbury

  • New-build homes
  • Replacement roofs
  • Loft conversions and dormers
  • Flashings and valleys
  • Ridges and verges
  • New flat roofs

How we price new roof snagging

Not every roof costs the same to survey, and it comes down to:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • Height and safe access

Prices quoted always include VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

Some details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Where any leaks, stains or damp patches show inside
  • Your timetable, like an exchange date
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.

Finsbury homes and their roofs

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 0.6 miles south lies Mansion House, a reminder of how long the area around Finsbury has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as Jewin Welsh Presbyterian Chapel, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Parking in Finsbury, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book. Landlords with a home close to Old Street station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How it works

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes an hour or two for a typical new house roof, longer where the roof is large or complicated. In Finsbury, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We ask what work was done and when it was finished.
  2. The coverings, ridges, hips and verges are checked as far as can be seen safely.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Before we arrive

  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Unlock side gates and any roof access doors

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Questions from Finsbury

Is Finsbury in the area you cover?

We do. Every survey there gets the same written report with photographs.

Will parking be an issue for a roof survey in Finsbury?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where applicable. Anything we cannot see is noted in the report.

How long will you be on site?

Most house visits take about 1–2 hours with commercial roofs nearer 3–4 hours.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. We look for staining, damp, daylight and signs of movement.

Do you check new-build roofs?

Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. Book before the defects period runs out if you can.

What’s the price of a snagging inspection?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Just call 07833 053749 or use the contact form for a price.

Different roofs, different checks

Underlay and ventilation

At the eaves, the underlay should run into the gutter so water drains away. We check it where it’s visible.

Ridges, hips and verges

Verges are easy to get wrong, so we look at them carefully.
