Landlord roof survey in Finsbury

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access and we’ll say what we need when you book. Any part we couldn’t reach is noted in the report. If you’re worried about blocked gutters over flats and missing or loose roof coverings, we can find out what’s behind it.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Leave it or get it looked at?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Common questions in Finsbury

Can parking be tricky for a visit in Finsbury?

It depends on the street. If Finsbury has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Is my home in Finsbury listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How do I arrange a landlord roof survey in Finsbury?

The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. We survey on weekdays and at weekends.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.

How much time does the visit need?

It usually takes an hour or two for a house, and longer for a block or a building with several roofs. We will give you an idea as you book.

Will the survey cover the whole building?

No, it is a roof survey. It’s not a RICS Level 2 or 3 survey and doesn’t replace a structural engineer’s report.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

What affects the cost of landlord roof surveys

When we price a survey, we consider:

  • Extensions, dormers and garages with roofs of their own
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office

For a price for your roof in Finsbury, ring 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Booking your survey

There is no need for technical words. It is enough to let us know:

  • The style of property, from a terrace to a block
  • The property’s address and postcode
  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

Different roofs, different checks

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. They’re an important part of the survey.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey usually takes between one and two hours for a single let house, with blocks of flats taking longer. In a London area like Finsbury, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Getting ready for the survey

  • Jot down any questions you want answered
  • For a flat or shared roof, check access with the building owner or managing agent
  • Clear the way to the loft hatch

Booking a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

What we cannot see

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Walls, floors and services beyond the roof
  • Structural calculations or an engineer’s report
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

Local roofs in Finsbury

Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look. Mansion House, about 0.6 miles south, is one of the historic houses in the wider area around Finsbury. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Old Street station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Prior Weston Primary School and Children's Centre will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, a dated report on the roof is useful for planning and for any lease discussions.
