Do you need a landlord roof survey in Barbican Estate?

Many blocks and converted houses have several roof types. Each wears differently, and flat roofs over rear additions frequently need attention sooner.

A survey can pick up problems like:

  • Cracked or leaning shared chimneys
  • Splits and blisters in flat roof coverings
  • Gaps where tiles or slates have slipped
  • Failed flashings at walls and chimneys

Take an older house close to St Giles-without-Cripplegate: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Will the report include photos?
  • Whether the price includes VAT
  • Whether the roof space is looked at, where there is one
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Landlord roof survey in Barbican Estate

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us, so tenants or leaseholders need notice. You or your agent arrange access and we will say what we need when you book. Where we can’t get into part of the building, the report says so. We survey gutters and downpipes, blocks of flats and converted houses, and the problems we’re asked to look at most are mortar falling from ridges and verges and ceiling stains reported by tenants.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Barbican Estate has one, it needs checking from somewhere that can actually see it.

Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t.

Landlords, agents and block managers in Barbican Estate

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Common questions in Barbican Estate

How do I find out if my home in Barbican Estate is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Moorgate station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and tell us about the building.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we’re given access to, and the report makes that clear.

Will you walk on the roof?

Only where it’s safe to do so. We look at everything that can safely be seen: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you need to get into the loft?

Normally, if there is one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What this survey can’t tell you

It helps to know what a survey won’t do before booking:

  • A full structural assessment of the building
  • Responsibility under a lease
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

What we check

  • Blocks of flats
  • Rented houses
  • Flat roofs on blocks
  • Converted houses
  • Gutters and downpipes
  • Shared roofs

How it works

We do not take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for a single let house, with blocks of flats taking longer. Surveys in Barbican Estate can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Point out any leaks or damp patches
  • Leave a clear route to the loft

Advice

Tips from our surveys

You do not need to be a roofer to help. What helps most:

  • Have gutters and outlets cleared every year
  • Give residents notice before a survey
  • Act on high-priority defects quickly
  • Get legal advice on lease responsibilities

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

Roofs, chimneys and gutters in Barbican Estate

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. The wider area around Barbican Estate has a long history of building, with Mansion House about 0.5 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Moorgate station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Barbican Conservatory shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
