About our landlord roof survey in Aldgate

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told beforehand. You or your agent arrange access, and we confirm what we need as you book. Any part we couldn’t reach is noted in the report. If you’re worried about gaps where tiles or slates have slipped and cracked or lifting flashings, a survey will tell you what’s going on, whatever the roof.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Aldgate has one, it needs checking from somewhere that can actually see it.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

When you need someone else

Before booking, it is worth knowing what a survey won’t do:

  • A full structural assessment of the building
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Shared roofs

What a survey costs

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can be seen safely and which survey you book.

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Where any leaks, stains or damp patches show inside
  • Anything about access we should know
  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Book gutter clearing at least once a year
  • Give residents notice before a survey
  • Give tenants a simple way to report leaks
  • Check your lease or ask a solicitor about who pays

The report comes with photos and written recommendations, prioritised by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem typically is.

What happens on the day

After the inspection, everything we found is written up as a photo-illustrated written report. As for time on site, most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Unlock side gates and any roof access doors
  • Make sure the loft hatch can be reached

Landlord roof surveys in Aldgate: local notes

The wider area around Aldgate has a long history of building, with Mansion House about 0.5 miles west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you look after a shop, office or commercial unit, for instance near Gabriel's Wharf, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to Finsbury Circus is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If yours is one of the older homes in the streets near St James Duke's Place, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions from Aldgate

Is my home in Aldgate listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will parking be an issue for a roof survey in Aldgate?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we will work around them.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you need to get into the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

Do you need access to all the flats?

It depends on the building. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We will confirm what we need when you book.

How many surveys have you done?
