Storm damage roof reports in Aldgate

Storm damage roof report in Aldgate

Our storm damage report gives you an independent, written record of how a storm has affected your roof. We record each area of damage, photograph it and note the likely cause. It’s yours to pass to your insurer. The decision on any claim rests with your insurer and its policy wording. We aren’t loss adjusters and cannot say whether a claim will be paid. We survey ridges and hips, chimney stacks and slate and tile slopes, and people most often book us about slipped or missing slates or tiles and damaged flat roof membrane.

London’s Victorian and Edwardian roofs have frequently been repaired many times. Insurers usually exclude wear and tear, so it’s useful to know whether damage is old or new. That is as true in Aldgate as anywhere in London. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Storm damage roof reports in Aldgate: local notes

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Knowing the roof type helps narrow down where water may be getting in. About 0.5 miles west lies Mansion House, a reminder of how long the area around Aldgate has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you run a business near Gabriel's Wharf, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast. For landlords with property near London Fenchurch Street station, a tenant living with a leak needs the cause found, not just the stain painted over. Take an older house close to St James Duke's Place: old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Roof by roof

Flat roof coverings

Debris blown onto a flat roof can puncture the covering or block outlets. We record what we find.

Chimney stacks

Stacks with existing defects tend to suffer more in storms. We record both the storm damage and the older wear.

Aldgate questions

Does a conservation area affect roof work in Aldgate?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is parking a problem for a survey in Aldgate?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

How long does the survey take?

It normally takes an hour or two for most homes, depending on how much of the roof was hit. You’ll then get the report by email, on the timescale of your package.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for most homes, depending on how much of the roof was hit. For a visit in Aldgate, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at what can be seen safely from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We start with what you’ve seen and any temporary repairs.
  2. We check inside, including the loft where there’s access, for water damage.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photos.

What we can’t see

Before booking, it’s worth knowing what a survey will not do:

  • Acting for you with the insurer
  • What your policy covers, which depends on its wording
  • A decision on your insurance claim

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What our survey covers.

What we check

  • Flat roofs
  • Chimney stacks
  • Slate and tile slopes
  • Gutters and fascias
  • Flashings
  • Ridges and hips

Leave it or get it looked at?

Leaving storm damage can let water into the loft space and rooms below. Further water damage can blur what the storm actually did. A roofer should deal with emergency protection quickly. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
