Roof leak investigation in Aldgate

Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. We find and report the source, and the repair itself is a separate job. Common reasons to book are a leak that comes and goes with the weather and damp on a chimney breast, on the roof space, flat roof details and rooflights and dormers.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We check what we are given access to in Aldgate, inside and out. It’s useful to know when the water appears and in what weather.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof leak investigations in Aldgate: local notes

With Mansion House about 0.5 miles west, Aldgate sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Different coverings let water in at different points, which shapes where the search starts.

Take a building like The Aldgate School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you live in an older home near St James Duke's Place, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you let a flat or house near London Fenchurch Street station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

Common questions in Aldgate

Can parking be tricky for a visit in Aldgate?

Typically it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Do you cover Aldgate?

Yes, Aldgate is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we’ll talk through which survey suits.

Why does not the damp patch line up with the hole?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Check pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Advice

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • Putting the leak right
  • A structural engineer’s report
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Slate and tile slopes
  • Rooflights and dormers
  • Lead flashings
  • Chimney stacks

What happens if roof problems are left?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. In Aldgate, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Why us?

  • Two decades and more of roof surveys
  • Covered by professional indemnity and public liability insurance

Before and after the survey

Over many surveys, some simple habits stand out:

  • Keep a photo record of the damp patch
  • Stay off ladders and the roof
  • Note the weather when the leak shows
  • Clear the loft hatch so we can get in

Once the work is done, hold on to the report. If the leak returns, it is a useful record of what was found, which makes the next step quicker.

Plan a roof survey every few years. They’re where most leaks start, and catching wear early keeps water out.

Landlords, agents and block managers in Aldgate

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer.

DIY checks: what’s safe

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
