Roof leak investigation in Ruislip

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. We survey chimney stacks, slate and tile slopes and the roof space, and the problems we’re asked to look at most are damp underlay across a wide area and water marks that spread in wet weather.

London’s Victorian and Edwardian roofs have often been repaired many times, so a new leak can be the latest sign of wear rather than a single event. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. That’s as true in Ruislip as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An intermittent leak that shows no trace on the day
  • Carrying out the fix
  • Structural calculations (that is a structural engineer’s job)

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Valleys and parapet gutters
  • Chimney stacks
  • Slate and tile slopes
  • The roof space
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. In a London area like Ruislip, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Why act early in Ruislip

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Finding where the water is getting in should follow right away. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and which survey you book.

Wind, rain and roofs in Ruislip

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering and its details give the first clues when tracing where water is coming from. Historic houses such as Ickenham Hall, about 1.7 miles south-west, show how far back building in the area around Ruislip goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you live near a park such as Church Field Gardens, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For an older house near a landmark such as St Lawrence, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you run a business near St. George's Shopping Centre, a leak can close part of a shop or office, so finding the cause quickly matters.

Common questions in Ruislip

Does a conservation area affect roof work in Ruislip?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover Ruislip?

Yes. Our area covers London and the South East, and Ruislip is part of that. You can ring 07833 053749 or send us an email with the address and a few details, and we’ll talk through which survey suits.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it is included in our Premium Survey. It shows temperature differences, not water itself, so anything it suggests is checked with moisture readings.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Move stored items away from the hatch
  • Have an electrician check any wet fittings
  • Keep a photo record of the damp patch
  • Put a bucket under the drip and move valuables

If condensation is the cause, we explain it, and suggest how the loft space could be better ventilated. It saves chasing a leak that isn’t there.

Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

How the survey changes by roof type

Chimney stacks

We check the outside of the stack and the breast inside, and it isn’t a flue or gas safety check.

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there’s safe access.
