Roof by roof

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is looked at from every safe viewpoint.

Valleys

Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.

Roof leak investigation in Marylebone: what you get

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at leaks that appear only in driving rain and drips from nail tips in a cold loft, on valleys and parapet gutters, lead flashings and the roof space.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers typically exclude wear and tear. A careful look in Marylebone tells the two apart where the evidence allows. Photos and a written account give you something specific to show an insurer, a landlord or a roofer.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Questions from Marylebone

Will parking be an issue for a roof survey in Marylebone?

It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

Do you cover Marylebone?

Yes. We work right across London and South East England, and Marylebone is part of that. Just phone 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Does the investigation include the repair?

The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is frequently well away from the mark. We follow the route back instead of guessing.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Leave it or get it looked at?

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

When you need someone else

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Leaks that only appear in weather we can’t recreate
  • A structural engineer’s report
  • Carrying out the fix

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Roofs we survey in Marylebone

  • Slate and tile slopes
  • The roof space
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • Valleys and parapet gutters
  • Lead flashings

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In Marylebone, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when booking.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

How to prepare

  • Have any questions written down, so nothing gets missed
  • Let us know about parking before the day
  • If you’re buying, let the agent know when we’re coming

Getting a price

Getting a price is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we will explain which survey suits. We confirm the price before anything is booked.

Roof leak investigations in Marylebone: local notes

With Handel Hendrix House about 0.3 miles south, Marylebone sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you look after a building such as St Vincent's Catholic Primary School, tracing a leak on a big roof starts with where the water appears and works back. Take an older house close to Russian chapel on Welbeck Street: the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you look after a shop, office or commercial unit, for instance near Kingly Court, a quick answer on where water is coming in keeps a business running.
