Roof Leak Investigation in Burlington Estate
Need a roof leak investigation in Burlington Estate? We can help, with a written report you can act on. Book a weekday or weekend visit.
- Damp walls below an overflowing gutter
- Drips in the loft during heavy rain
- Water marks that spread in wet weather
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Mention earlier attempts to fix the leak
- Clear the loft hatch so we can get in
- Stay off ladders and the roof
- Have an electrician check any wet fittings
Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.
Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.
Roof leak investigations for homes and businesses in Burlington Estate
Water is good at hiding where it gets in. It can run along a rafter, a batten or the underlay before it drips, so a ceiling stain is rarely directly below the cause. Our leak investigation traces it back, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. If you’ve noticed water that shows only in certain storms and damp underlay across a wide area, a survey will tell you what’s going on, whatever the roof.
Many London homes are well over a century old and their roofs have been patched more than once, so a new leak can be the latest sign of wear rather than a single event. Insurers normally exclude wear and tear, so it is useful to know whether damage is old or new. That is as true in Burlington Estate as anywhere in London. Photographs and a written account give you something specific to show an insurer, a landlord or a roofer.
If any part of the leaking roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t.

How the survey works
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- You pick a Basic, Standard or Premium Survey.
- We agree a date, including weekends.
- The investigation works from the stain back to the roof.
- Moisture detection and thermal imaging are used where your package includes them and they help.
- The report explains the likely entry point and what needs attention.
Getting ready for the survey
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby
- Point out any leaks or damp patches

Can I check my roof myself?
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Landlord and commercial surveys in Burlington Estate
Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.
Questions from Burlington Estate
Is my home in Burlington Estate listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Burlington Estate in the area you cover?
Yes. We survey roofs across London and South East England, and Burlington Estate is part of that. Just call 07833 053749 or use the contact form and let us know about the property.
Is there anything I need to do ahead of the visit?
Keep a note of when it leaks, and take photos. Clear access to the loft. If water is near any fittings, have an electrician check them.
What happens after the survey?
You’ll receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you trace a leak in dry weather?
Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.
How do you tell a leak from condensation?
It is a common question. A leak usually shows in one area and follows rain, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.
Do I have to be there for the survey?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Why act early in Burlington Estate
Damp in a ceiling or loft can lead to mould. It is unpleasant, and it’s harder to deal with once established. Finding the leak comes first. Any roof job in Burlington Estate means planning around parking, neighbours and access. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Burlington Estate roofs and the weather
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. The covering and its details give the first clues when tracing where water is coming from. With Burlington House about 0.1 miles south-east, Burlington Estate sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
For hotels and guest houses around Burlington Estate, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. Shop and office owners around Kingly Court may find that a leak can close part of a shop or office, so finding the cause quickly matters. Take a building like LITE Regal International School: tracing a leak on a big roof starts with where the water appears and works back.

What a survey costs
Several things affect the price of a survey:
- House, block, shop or office
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
- The roof’s overall size
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.
