Drone roof survey in Burlington Estate

From the air, the outer surfaces are clear, but it can’t see inside. We check the loft from inside where it is safe, since that’s where leaks and condensation frequently show first. Together, the two give a fuller picture. The report sets out what the drone showed and what we found inside. If there is no safe loft access, the report says so. We survey flat roofs on upper floors, chimney stacks and large and complex roofs, and people most frequently book us about flat roofs on upper floors that hold water and gaps where slates or tiles have gone.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we’ve been asked to look at. Tell us about the building and access when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Roof by roof

Steep slate and tile slopes

Old slates and clay tiles can crack underfoot. The drone sees them without touching them, so the survey doesn’t add damage.

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area, so nothing is skipped.

Why get it checked now?

A drone survey disturbs nothing on the roof. Fragile slates and tiles stay as they are, so the survey does not create new problems. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Flying and imaging in Burlington Estate

The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Burlington Estate. We check whether the address falls inside it, and if it does we apply for permission, which isn’t always given. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

Historic houses such as Burlington House, about 0.1 miles south-east, show how far back building around Burlington Estate goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Shop and office owners around Kingly Court may find that a commercial roof can be photographed from above without anyone walking on it. Take a building like LITE Regal International School: big roofs are where aerial photos and thermal images show the most at once.

Burlington Estate is about 1 mile south-east of City of Westminster, in Greater London. In Burlington Estate, as across Greater London, every roof gets the same careful survey. Our Greater London coverage includes Burlington Estate and the places around it.

Drone roof surveys in W1K, W1F and W1D work the same way as everywhere else we cover. We offer drone roof surveys to properties on Duck Lane, Bruton Lane and Market Mews and the roads around them. Should I look at the roof myself first?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about 1–2 hours at a house, including the airspace and weather checks before take-off. In Burlington Estate, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. You give us the address so we can check the airspace.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. Before the flight, we check the conditions and the take-off spot.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. We email a written report with the photos and our recommendations.

How to prepare

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Let us know about any leaks or concerns
  • Move stored items away from the hatch
  • Tell next door if the drone will be near their property
  • Shut pets inside while we fly

Keep the photos with your property records. They’re a useful baseline for future surveys.

Do not block the vents at the eaves. Condensation in the loft can damage timbers and insulation, and it’s something only an inside check will show. Keep insulation clear of the eaves.

Burlington Estate questions

Will parking be an issue for a roof survey in Burlington Estate?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is my home in Burlington Estate listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does the weather affect a drone survey?

Bad weather means no flight. A small drone can’t fly safely in strong wind or a downpour, so a new date is agreed with you.

What if my home is near an airport?

Sometimes, with permission. Airports such as Gatwick, Luton and Southampton have flight restriction zones, and a flight inside one needs the airport’s or air traffic control’s say-so. If permission is not given, the roof is inspected from other safe viewpoints.

Do you carry out surveys on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

How much does a drone roof survey cost in Burlington Estate?

Our price is from £400, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do drone rules differ in central London?

Parts of central London are restricted, including areas over Hyde Park, the City of London and the Isle of Dogs, where flights need permission from NATS. We check before every flight and seek permission where needed.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.
