Honest limits

In fairness, a roof survey has limits:

  • A promise that the roof will not leak in future
  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber

Flat roof survey in Burlington Estate: what you get

Ponding is frequently the first sign that something on a flat roof is not right. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We’re often asked to look into damaged trims at the roof edge and outlets that hold water back, across felt flat roofs, single-ply membranes and mastic asphalt.

Offices, shops and blocks of flats across London often have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Burlington Estate, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What we do, step by step

Every roof is different; as a rough guide, the survey takes about 1–2 hours at a typical home, and longer for a large or complex roof. You’re welcome to ask questions while we’re there. In a London area like Burlington Estate, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Dig out any old roof reports or invoices
  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch

Your questions about flat roof surveys in Burlington Estate

Is my home in Burlington Estate listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will parking be an issue for a roof survey in Burlington Estate?

It can be, so it helps to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

What does ponding on a flat roof mean?

Standing water on a flat roof deserves a closer look. It frequently means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

What does a roof survey cost?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Will you walk on the flat roof?

Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

How we price flat roof surveys

Our packages start from £150, with VAT included. The price for your roof depends on:

  • The use of thermal imaging or a drone
  • The height of the building and how the roof can safely be seen
  • The size of the roof
  • Basic, Standard or Premium

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What we need to know

Before you get in touch, it helps to have:

  • Where the property is, with the postcode
  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work

We confirm the price for your survey before you book, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or send us an email.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Look for standing water a day after rain
  • File the paperwork for the roof and any repairs
  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Flat roof surveys in Burlington Estate: local notes

Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Within a mile and a half or so of Burlington Estate there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

Burlington Estate is in London, so parking needs planning: let us know about permits, visitor bays or off-street space when booking, as a space near the door can’t be promised. Burlington House, about 0.1 miles south-east, is one of the historic houses in the wider area around Burlington Estate. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. For landlords with property near Bond Street station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
