Thermal roof survey in Burlington Estate: what you get
Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. Typical surveys look at patches of heat loss across the roof and water getting in at parapets and stacks, on ceilings below the roof, commercial roofs and flat roofs.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Before a drone goes up in Burlington Estate, the address is checked against all of them, and permission is never taken for granted.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Tips that help
A little preparation and a few simple habits help. Our tips:
- Clear a path to the loft hatch before we arrive
- Remember the conditions on the day affect the results
- Heat the home normally on the days before
- Clear leaves from outlets and gutters each autumn
Buyers can use the findings when talking to the seller or agent. What you do with it is up to you, whether you ask for work before completion or discuss the price.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.

What else we do in Burlington Estate
What happens on the day
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes between one and two hours for most houses, and more on a big or complicated roof. In Burlington Estate, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We go through the roof, the problem and the weather expected on the day.
- We look over the roof from wherever it’s safe.
- Thermal images are taken across the roof and, where there’s safe access, in the loft.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Make a note of anything you’d like us to look at
- Dig out any old roof reports or invoices

Related advice
What we look for on each type of roof
Loft insulation
Loft insulation is easily disturbed when people store things or run cables. The camera can show where it no longer covers the ceiling.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are frequently laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Flying and imaging in Burlington Estate
Burlington Estate is about 1 mile from the edge of the flight restriction zone around London Heliport in Battersea. Where the drone is part of the survey, we check the exact boundary for the address before flying. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help.
Parking in Burlington Estate, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book. Historic houses like Burlington House, about 0.1 miles south-east, show how far back building around Burlington Estate goes. A drone or thermal survey doesn’t involve any work on the roof, which suits older buildings. If you look after a building like LITE Regal International School, a drone or thermal camera can show a large roof in a single visit.

Common questions in Burlington Estate
Can you fly a drone over a roof in Burlington Estate?
Normally it comes down to two things: the airspace at the address and the weather. The flight restriction zone around London Heliport in Battersea comes within about 1 mile of Burlington Estate. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Burlington Estate. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.
How do I find out if my home in Burlington Estate is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Will the camera show exactly where the water is?
The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.
What a thermal roof survey does not cover
A survey is a careful look at the roof, but it can’t do everything. The main limits are:
- What’s inside walls or under coverings, without opening up
- Insulation values or heat loss calculations
- Whether the deck or roof structure is strong enough
If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.
What this survey covers
- Pitched roof slopes
- Commercial roofs
- Flat roofs
- Loft conversions
- Insulated roof spaces
- Ceilings below the roof
How we price thermal roof surveys
When we price a survey, we consider:
- Any need for thermal images or a drone flight
- How many separate roofs there are, such as extensions, dormers and garages
- The size of the roof
- Chimneys, valleys, parapets and other details
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We will tell you which package suits the questions you have.
What to let us know when you contact us
You do not need to know any roofing terms. It is enough to let us know:
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
- Any stains, drips or damp patches you’ve seen indoors
- Why you want a survey: buying, a leak, a storm or new work
Not sure which survey you need? It’s easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will explain the options and the price.
