Thermal roof survey in Chinatown: what you get

We present each thermal image next to a normal photo of the same area, so it is easy to see which part of the roof each one shows. Each one comes with an explanation, the moisture readings and our recommendation. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. Common reasons to book are water that travels before it shows and areas of a flat roof that may hold water, on pitched roof slopes, loft conversions and flat roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. That is where a view from the air or a thermal camera helps, by showing what cannot be reached safely. Weather on the day decides whether it goes ahead, in Chinatown as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Common roof problems in Chinatown

Some owners book because the rooms under the roof feel cold. Missing or slipped insulation can stand out as temperature differences, especially when it is warm inside and cold outside.

A survey can pick up problems such as:

  • Gaps in loft insulation
  • Damp patches with no obvious cause
  • Ceilings that feel colder in places
  • Damp around roof outlets and upstands

Historic houses like Benjamin Franklin House, about 0.4 miles south-east, show how far back building around Chinatown goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Before you book anyone

  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report

What’s in a roof survey

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Chinatown: your questions answered

Will parking be an issue for a roof survey in Chinatown?

It depends on the street. If Chinatown has controlled parking where you are, a visitor permit is the easiest answer.

Can you fly a drone over a roof in Chinatown?

That depends on where the roof is and on the weather. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Chinatown. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The restricted area over Hyde Park, where drone flights need permission from NATS, is about 2 miles from Chinatown. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it’s granted. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in high wind or heavy rain.

What’s the best way to book?

Simply call 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Which survey includes thermal imaging?

Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.

Will the camera show exactly where the water is?

Thermal imaging shows temperature rather than water. Because wet insulation holds heat for longer, it can show as a different temperature, and moisture readings are used to check it.

What conditions are best for thermal imaging?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain and strong wind can make the images less clear, so we discuss the forecast when booking.

Will thermal imaging find my leak?

It frequently helps show where to look. Patterns can suggest where trapped water has spread. We combine it with a visual inspection and moisture readings, as the camera alone can’t prove a leak.

What a thermal roof survey does not cover

It helps to know what a survey will not do before you book:

  • A structural engineer’s assessment
  • Insulation values or heat loss calculations
  • Seeing water directly, as the camera shows temperature, not moisture

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You’re welcome to ask questions while we’re there. In Chinatown, visits are available on weekdays and at weekends. London parking is frequently by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. The Premium report reaches you the same day, and we go through it with you in person.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Note where any stains or damp appear
  • Make sure pets are kept safely away

Thermal roof surveys in Chinatown: local notes

Chinatown is about 2 miles from the restricted area over Hyde Park, where drone flights need permission from NATS. Where the drone is part of the survey, we check whether the address falls inside it before flying. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Chinatown. If your survey includes the drone, we check the exact boundary for the address before flying.

Anyone responsible for a site like Soho Parish CofE Primary School will know that a drone or thermal camera can show a large roof in a single visit. Take an older house close to St Anne's Church: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.
