Thermal imaging roof survey in Seven Dials, Greater London
An experienced roof surveyor for thermal roof surveys in Seven Dials. Over 5,000 surveys and 20+ years behind us.
- Stains that keep coming back
- Wet areas near outlets and upstands
- Water that travels before it shows
Before and after the survey
There’s plenty you can do without going near the roof. Here’s what helps most:
- Photograph damp patches with the date
- Make sure the loft can be reached safely
- Clear leaves from outlets and gutters each autumn
- Check from ground level or a window, never by climbing
If the images suggest moisture that cannot be confirmed, we’ll say what would help next, for example electronic leak detection or a roofer opening up a small section.
Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.
How a thermal roof survey works in Seven Dials
Thermal imaging is useful when a damp patch has no clear cause. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so the findings don’t rely on the camera alone. Common reasons to book are damp around chimneys and parapets and possible trapped moisture under a flat roof covering, across loft conversions, ceilings below the roof and insulated roof spaces.
In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Seven Dials as anywhere. Let us know about the building and access as you book. The extra view helps most on steep slopes, tall stacks and rear additions.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

FAQs for Seven Dials
Is parking a problem for a survey in Seven Dials?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
Does a conservation area affect roof work in Seven Dials?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. Our report is clear about what can be read from them, and back them up with a visual inspection and moisture readings.
Does the report include photographs?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
What does a thermal roof survey show?
A thermal camera shows differences in surface temperature. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
Surveys for landlords and agents in Seven Dials
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
Can I check my roof myself?
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
Thermal roof surveys around Seven Dials
Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Historic houses like Benjamin Franklin House, about 0.4 miles south, show how far back building in the area around Seven Dials goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.
For site and facilities teams at buildings such as St Josephs Catholic Primary School, big roofs are where aerial photos and thermal images show the most at once. Shop and office owners around Kingly Court may find that large commercial roofs are often easiest to see from above or with a thermal imager. If yours is one of the older homes in the streets near Soho Baptist Chapel, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Why act early in Seven Dials
Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

How it works
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.
- You tell us about the roof and any damp, leaks or cold rooms.
- We check the conditions and note how they may affect the images.
- We inspect the roof and take thermal images during the same visit.
- Moisture readings are used to check what the camera shows.
- You get the report the same day, with an in-person consultation to follow.
Preparing for the visit
- For a flat or shared roof, check access with the building owner or managing agent
- Move anything stored under the loft hatch
- Mention any parking restrictions on your street

Different roofs, different checks
Single-ply and EPDM roofs
Thin membranes can show patterns from the layers beneath. Shiny surfaces can reflect heat, so we take care reading the images.
Pitched slate and tile roofs
Even on pitched roofs, the camera can point to heat loss and some damp. The report explains what the images can tell you and what they cannot.
