Thermal roof surveys in Adelphi

Thermal roof survey in Adelphi: what you get

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast when booking, and the report explains how the conditions on the day affected the results. We survey insulated roof spaces, pitched roof slopes and ceilings below the roof, and the problems we are asked to look at most are damp where roofs meet walls and chimneys and wet areas near outlets and upstands.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Adelphi, the address is checked against all of them, and permission is never taken for granted.

We keep jargon out of it: where something needs attention, it says so plainly.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • A formal energy assessment
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Flat roofs
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Ceilings below the roof
  • Loft conversions

How it works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Adelphi, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can be seen safely from the ground, windows, the loft and, where it’s safe, the roof itself.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before the survey

  • If it isn’t your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building

Arrange a survey

What we look for on each type of roof

Single-ply and EPDM roofs

On big single-ply roofs, the camera helps show where to take readings. That makes the survey more focused.

Loft insulation

Heat loss shows most clearly when it’s warm inside and colder outside. Our report notes how the conditions affected the images.

Adelphi questions

Is parking a problem for a survey in Adelphi?

London parking needs a little planning, so let us know about permits, bays or a driveway when booking. That way the visit can be planned around it.

How do I find out if my home in Adelphi is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How long does the survey take?

It usually takes an hour or two for most homes, plus time to check any thermal findings with moisture readings. The report follows by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Why get it checked now?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding them early can mean a smaller job. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

Flying and imaging in Adelphi

The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Adelphi. If the drone is used for your survey, we check the exact boundary for the address before flying. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.

If you live in an older home near Savoy Chapel, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Parking in Adelphi, as in most of London, takes a little planning: let us know about permits, visitor bays or off-street space when you book. If you run a hotel or guest house in or near Adelphi, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

What a survey costs

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details
  • Whether it is a home or a commercial building
  • If the survey needs thermal imaging or a drone

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • How the loft is reached, if there is one

Photos help, if you have them. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or email us.
