About our flat roof survey in Adelphi
A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at standing water left after rain and gaps at upstands and abutments, across single-ply membranes, felt flat roofs and GRP fibreglass.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Adelphi, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
How the survey works
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Adelphi moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before the survey
- Make a note of anything you’d like us to look at
- Mention any parking restrictions on your street
- For flats, make sure roof access has been agreed

Questions from Adelphi
Is parking a problem for a survey in Adelphi?
It depends on the street. If Adelphi has controlled parking where you are, a visitor permit is the easiest answer.
Can you look at the flat roof of a hotel or office near Adelphi?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Is Adelphi in your area?
Yes. We survey roofs across London and South East England, and that includes Adelphi.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Can you survey at the weekend?
Surveys run on weekdays, Saturdays and Sundays. To arrange a date, phone 07833 053749 or email us.
Will you fly a drone over my roof?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
Surveys for landlords and agents in Adelphi
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
Honest limits
To be straight with you, there are limits to any roof survey:
- Fragile surfaces, which we don’t walk on
- A promise that the roof won’t leak in future
- Hidden layers beneath the covering
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.

Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Keep people off the roof unless they need to be there
- Watch the ceilings below the flat roof for stains
- Treat rooflights and old sheeting as fragile
- Note the date and type of any roof work
Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys normally lasts longer.
Do you need a flat roof survey in Adelphi?
People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering frequently start leaks too.
Typical things we’re asked to look at include:
- Signs of deflection in the roof deck
- Edge trims that have lifted or split
- Splits and cracks in the covering
- Outlets that hold water back
Hotels and guest houses near Adelphi can’t easily close rooms for a leak, so it pays to find faults before guests do.

Flat roofs in Adelphi
Historic houses such as Benjamin Franklin House, about 0.2 miles south-west, show how far back building in the area around Adelphi goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. There are several hotels within about a mile and a half of Adelphi. If you look after one, a leak through a flat roof can put a room out of use.
Take a building like St Clement Danes CofE Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Shop and office owners around Gabriel's Wharf may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.
