How a flat roof survey works in West End

A flat roof doesn’t shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’ve noticed raised blisters across the surface and loose or cracked edge trims, we can find out what’s behind it, on upstands and outlets, mastic asphalt and GRP fibreglass alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, each with its own weak points. Which one is on a roof in West End shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

When to book a survey in West End

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. Where they weren’t finished well, they tend to fail before anything else.

Most people get in touch after spotting something like this:

  • Blocked or damaged outlets
  • Leaks around rooflights
  • Standing water left after rain
  • Failed upstands where the roof meets a wall

If your house is among the older ones in the streets near St Mary's Church, flat-roofed rear additions and dormers added over the years are worth checking.

Questions to ask before you book

  • Are they insured for the work?
  • Is there a chance to talk the report through?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

Flat roof surveys in West End: local notes

West End has a number of hotels within about a mile and a half, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. With Benjamin Franklin House about 0.4 miles south, West End sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Tottenham Court Road station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a business near Kingly Court, a flat roof over a business is out of sight and out of mind until it leaks.

What happens on the day

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in West End runs like any other.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

Advice

Why get it checked now?

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Any roof job in West End means planning around parking, neighbours and access. That is a good reason to find problems early, while there is time to plan.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

What you get with us

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Surveys for landlords and agents in West End

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us with the addresses.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

Different roofs, different checks

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

FAQs for West End

How do I find out if my home in West End is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is parking a problem for a survey in West End?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

How do I arrange a flat roof survey in West End?

It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, which makes the report easy to follow.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
