Roof leak investigation in West End

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it is safe to see it. If you are worried about leaks at a dormer or roof window and wet patches on loft insulation, we can find out what’s behind it, whatever the roof.

In a London flat, water can travel some way before it shows. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In West End, we inspect what we can reach safely and are given access to. It helps to know when the water appears and in what weather.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

How we price roof leak investigations

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • The size of the roof
  • Which survey package you book

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

There’s no need for technical words. It’s enough to let us know:

  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

You can call us seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

Signs you need a roof leak investigation in West End

A chimney stack has a good many places for rain to get in. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

A survey makes sense if you’ve noticed:

  • Ceiling stains that grow after rain
  • Leaks at a dormer or roof window
  • Damp ceilings under a flat roof
  • Staining around the chimney inside

If you look after a shop, office or commercial unit, for instance near Kingly Court, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.

What to check before booking

  • Will they check the loft as well as the outside?
  • Which parts of the roof they’ll actually see
  • Will the report include photos?
  • How long the report takes to arrive

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Put a bucket under the drip and move valuables
  • Write down the wind direction and rain when it leaks
  • Make sure the loft is accessible
  • Have an electrician check any wet fittings

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Roof leak investigations around West End

Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. Benjamin Franklin House, about 0.4 miles south, is one of the historic houses in the wider area around West End. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Trees in and around St Anne's Churchyard shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you own a rental within reach of Tottenham Court Road station, tracing a leak quickly matters when a tenant is living with it.

Your questions about roof leak investigations in West End

How do I find out if my home in West End is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in West End?

Yes. We cover the whole of London and South East England, and West End is part of that. Just ring 07833 053749 or email us and tell us about the property, and we will talk through which survey suits.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you look in the loft space?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Surveys for landlords and agents in West End

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

What happens on the day

Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, it typically takes between one and two hours on an ordinary house, though large, tall or awkward roofs take more time. In a London area like West End, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • Tell us where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building
  • If it is not your property yet, arrange access through the agent
