Landlord roof surveys near West End

How the survey works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Surveys in West End can be booked for any day of the week. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch

Landlord roof surveys for homes and businesses in West End

Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats, so tenants or leaseholders need notice. Your agent or you arrange access, and we confirm what we need when booking. Any part we couldn’t reach is noted in the report. We’re frequently asked to look into mortar falling from ridges and verges and gaps where tiles or slates have slipped, across gutters and downpipes, rented houses and shared roofs.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in West End has one, it needs checking from somewhere that can actually see it.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Why it’s worth a survey now in West End

An independent report helps when owners need to agree on roof work. Without a survey, it is one opinion against another. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Do you need a landlord roof survey in West End?

Tenants and leaseholders rarely look at the roof. Defects up on the roof can go unreported for a long time, especially on taller buildings.

Here are some of the things we see often:

  • Damaged party-wall upstands or parapets
  • Choked outlets and gutters
  • Damaged pots and flaunching
  • Slipped or missing slates and tiles

If you live in an older home near St Mary's Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What to check before booking

  • How long the report takes to arrive
  • Whether they hold professional indemnity and public liability insurance
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What happens after the report arrives

What a good roof survey covers

West End: your questions answered

Is my home in West End listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in West End?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

What access do you need for a block roof survey?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you survey roofs shared between flats?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

Different roofs, different checks

Flat roofs on blocks and rear additions

Flat roof outlets frequently clog leaving water standing. We check them as part of the survey.

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Local roofs in West End

About 0.4 miles south lies Benjamin Franklin House, a reminder of how long the area around West End has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a shop, office or commercial unit, for example near Kingly Court, a roof report helps plan work around trading rather than after a leak. If you live near a park such as St Anne's Churchyard, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
