Landlord roof surveys in Soho

How a landlord roof survey works in Soho

Our landlord roof survey gives you a clear picture of a roof’s condition in a report you can plan around. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed gaps where tiles or slates have slipped and ceiling stains reported by tenants, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours for most houses, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Before we arrive

Common questions in Soho

Do you survey roofs for landlords with property near Tottenham Court Road station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need.

Is parking a problem for a survey in Soho?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you check the loft?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you test for asbestos?

No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs aren’t included but it gives contractors a clear brief.

Landlord roof surveys in Soho: local notes

Benjamin Franklin House, about 0.5 miles south-east, is one of the historic houses in the wider area around Soho. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Inner London’s Victorian and Edwardian terraces frequently have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that can’t be seen from the pavement. If your home in Soho is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take a building like Soho Parish CofE Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If your house is among the older ones in the streets near St Anne's Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you look after a shop, office or commercial unit, for instance near Kingly Court, a dated report on the roof is useful for planning and for any lease discussions.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • How big the roof is
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Helping us price your survey

Before you get in touch, it helps to have:

  • When you need the report by
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Anything about access we should know

We confirm the price for your roof before booking, so you know the cost up front. Our price is from £150, including VAT. To book, phone 07833 053749 or email us.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Ask residents to report damp right away
  • Check your lease or ask a solicitor about who pays
  • Book gutter clearing at least once a year
  • Tell tenants when we’re coming

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Encourage residents to tell you about leaks or damp right away. Early reports let you act before damage spreads.

What we look for on each type of roof

Party-wall upstands and parapets

On terraces, walls rise between neighbouring roofs. Joints and flashings on these walls can fail.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Surveys for landlords and agents in Soho

Businesses and commercial landlords can book us too. Larger roofs take longer, so they’re priced to suit.

If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on any day of the week, which can make access easier.
