Soho Roof Survey
A roof condition survey for homes and buildings across Soho, with drones and thermal imaging where they help. Get in touch for a price.
- Crumbling chimney pointing or cracked flaunching
- Debris building up in roof valleys
- Ponding, splits or blisters on flat roofs
Roof by roof
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded, and for spalling where the surface has flaked.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Roof survey in Soho: what you get
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there is safe access. You get a photo-illustrated written report and recommendations. Where it is relevant, the recommendations are prioritised by urgency. Typical surveys look at slipped, cracked or missing slates and tiles and gutters that overflow in heavy rain, across flat roofs, chimney stacks and natural slate.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Soho with this kind of roof, the hidden gutter is one of the first things to check.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

How it works
After the inspection, everything we found is written up as a photo-illustrated written report. On timing, most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. London terraces rarely offer a view of the whole roof from one spot, so a visit in Soho moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Faults hidden behind ceilings or boarding
- An exact number of years the roof has left
If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Roof surveys around Soho
The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Soho. If your survey includes the drone, we check the exact boundary for the address before flying. With Benjamin Franklin House about 0.5 miles south-east, Soho sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Tottenham Court Road station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to St Anne's Church: its roof may have old fixings, lead flashings and chimneys that need a closer look. Take a building like Soho Parish CofE Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
Soho is about 1 mile east of City of Westminster, in Greater London. From houses to flats and shops in Soho, the roof can be surveyed. Our area takes in places right across Greater London.

Prices for roof surveys in Soho
Prices always include VAT. The things that change the price are:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- Features like valleys, chimneys, dormers and parapets
- How tall the building is and how easy the roof is to see
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

FAQs for Soho
Are there drone restrictions around Soho?
Usually it comes down to two things: the airspace at the address and the weather. Soho is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in strong wind or heavy rain.
Is my home in Soho listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.
Does this replace a RICS home survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
For landlords and managing agents
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photographs included.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Include dormers, porches and garages as you book
- Leave roof access to professionals
- Take photos of any leaks as they happen
- Look for debris in the garden after high winds
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.
